My name is Michael Kistner. My wife, Yjasming, and I have lived in Cedar Park for 9 years now. We originally bought the house back in the summer of 2010 and immediately fell in love with the neighborhood.
We loved the thought of being able to walk our two daughters to school in the mornings. And being able to watch them play at either of the two neighborhood parks within walking distance.
We loved the idea of being safely tucked into the cul-de-sac with great neighbors and the privacy of the nearby greenbelt. We've spent many a night on the upstairs balcony listening to the serene sounds of a Texas summer night. We're going to miss that.
We loved the size of the lot and the vision of the outdoor living space that we eventually created with the extended patio, built-in gas grill and the playscape that my dad and I custom built for the girls just a few years ago.
It's been perfect place for us to enjoy spending time with friends and family.
This has been a great house for our family and … a couple of weeks ago, I found out that I am being transferred out of the area for work. We knew this was a possibility "someday" but to be honest, we weren't quite prepared for how quickly the opportunity presented itself.
So here's our dilemma: In order to ensure that we have enough time to find the right house in the right school district before our daughters need to start school in August, we'll have to act fast.
If we had more time, we would almost certainly be asking $25–30,000 more for the house.
I know this because a quick search of the neighborhood shows that there are two other homes currently on the market with similar floor plans - listed between $675,000 and $699,000.
Plus, not that we're biased or anything, but we feel like we have one of the best lots in the entire subdivision.
Over the years, we've had Realtors contact us, unsolicited, asking us to sell to their clients just due to the lot / location alone.
On top of that, we recently replaced all of the carpet in the house and redid our master bedroom. Our plan was to go going room by room and update the house to give it that "Pinterest look" that everyone wants these days.
Of course, that's what we would have done IF we had more time. But we don't.
Realistically, we'd like to have our house here in Cedar Park under contract within the next week. As a result, we've decided to list the house below market value. That way we can focus on getting the new house we really want.
We're having an Open House this coming Saturday, June 15th, from 11am to 2pm.
To be fair to everyone though, we've decided not to show the house before Friday, the 14th. We'll be accepting offers on the house until noon on Tuesday, the 18th.
